All mortgages are NOT the same!
When searching for a mortgage, the number one consideration for most buyers is their interest rate. But buyers beware, oftentimes a lower rate means more fees. If one comapany is head and shoulders above others, they are probably making the money up somewhere else. As a buyer, you should immediately request a good faith appliaction. This will detail any discount points the company may be charging as well as any origination fees being charged. Typically a mortgage company can "buy down a rate" by charging more upfront fees. This is something to always check for, and become aware of. Many loan companies quote rates, but do not mention their charges and fees. Be knowledgeable and understand how the mortgage company operates, make the wise choice, it will save you plenty of money over 30 years.
